Did I miss the season to sell?

A review of local sales data and discussion of seasonal selling.

With fall right around the corner we start to get inquiries from customers we have been helping in preparation to sell about seasonal timing. Many people feel summer is the only time to sell their residential property successfully. This is not necessarily true.

While spring and summer are great seasons to market your home and do attract buyers with families and school aged children it is not the only season to find success in.

As you can see from the data attached, sales from last July (2011) to this July (2012) have not been consistent. This data reflects sales data in the towns of Ellington, Somers, Suffield, Enfield, East Windsor and Stafford, Connecticut and has been collected from the CT MLS system.

You can see that the number of sales in February 2012 (286) is only a few units shy of those sold in September 2011 (292). These are both traditionally assumed by many to be a slower time in residential real estate sales. When we compare these sales to the sales of the spring and summer months we can see April reported 282, May 234 and June 174 in the towns in this sample.

So if you are thinking of waiting until next spring now might be an ideal time to get into the market. I have posted some other blogs about how to prepare your property to sell.
