What Business Should Go Here?

The vacancy sits on South Road in Somers.

Each week we'll present a new vacant building and ask you to tell us what you think would be the best use.

Forget what zone it's in, ignore setback regulations, dump lot coverage rules and all the other zoning jargon that puts most people to sleep.

If you had your way, what would you like to see there? What would be the best use for the community?

It is quite obvious that there are not any "large" retailers coming in. Rumor once had it that a gym was going in to this oversized space as well as Starbucks...neither came. Also, there is a space for a "chain" restaurant. I strongly recommend that it be converted to a Marketplace...indoor mini-mall. This would provide a convenience for customers to "park once" and shop. This is a win-win for the consumer and small business owner. Shops should be small from 500 sq feet to 2,000 sq. feet. It is an eyesore...where is the town planning on this. Susan -- I love your comment....one thing I would add because I did look at this space back in 2008. The space is meant for the large business as the interior is nothing but concrete walls and floors along with steel beams, with no plumbing, electric, water, walls or bathrooms in yet. The cost to finish the interior of someone else's building was prohibitive for a small business owner as it would have cost me $70,000 for a 1200 - 1300 square foot space. My choice was...buy inventory or, pay to finish the inside of someone else's space that would never generate revenue or pay me back and, barely have any inventory. I would just be depreciating the cost of the leasehold improvements over time. Not small business friendly location at all and definitely a deal breaker for me despite liking the location. This strip is meant for businesses with deep pockets who want the finished product of the strip to brand the space like a Starbucks would do. The owner or corporation would have to finish the inside of the building to turn it into a Marketplace filled with small businesses. We do have many in town too and I like the idea! My firm is marketing this space and I have had many great inquiries in the space. If you have a business or idea that might like to be in this space call me...there are currently 6 units available as small as 1300 s/f . It is a beautiful property. I would love to listen to your ideas.....and Starbucks.....that would be fabulous but unfortunately for many of the larger franchised resturants and alike Somers does not have the population to support their business models.....but that's why we are lucky to have great small local businesss like Lori's!!

Thanks, Vicki! If the interior was finished, even basic 'vanilla', I would have moved in over there back in 2008 for the great space!
